Custodian Services Assistant II

The Housing Authority of the City of Bloomington is seeking a dedicated and thorough Custodian Services Assistant II to maintain the cleanliness of the facilities and to prepare vacant units for occupancy. This entry-level role suits detail-oriented individuals with a strong work ethic who are committed to creating a positive environment. The successful candidate will be responsible for a variety of cleaning and maintenance tasks, contributing significantly to the upkeep of housing properties.

Key Responsibilities:

Perform general custodial duties, including sweeping, scrubbing, waxing and polishing floors, using lightweight and heavy powered vacuum cleaner, hand sweeper, or shampooer.

Perform and/or assist with a variety of general, basic maintenance and repair functions, as needed.

Perform preventive maintenance tasks as assigned such as checking smoke detectors, checking emergency lights, replacing light bulbs, changing furnace/air conditioner filters, and cleaning gutters.

Maintain grounds, including parking areas, by routinely picking up litter to include the removal of all glass, cans, litter, and other debris.

Qualifications:

High School Diploma or GED equivalent with one (1) year experience in grounds keeping, maintenance, and/or janitorial field.

Good knowledge of techniques, methods, materials, and equipment used in custodial cleaning.

Ability to perform moderately strenuous physical activity.

Must be able to lift a minimum of fifty (50) pounds without assistance.

Ability to understand and follow oral and written instructions.

Ability to pass a background check and drug test.

Must have a valid driver’s license and good driving record and is insurable by Housing Authority insurance carrier.

Ability to be covered under the Agency’s fidelity bond.

This is a bargaining unit position. The wage for this role is $23.63 an hour. The position includes benefits such as health insurance, retirement plan, paid time off, dental and vision insurance, disability insurance and uniform package.

Maintenance Control Coordinator

The Housing Authority of the City of Bloomington is seeking a dedicated and thorough Maintenance Control Coordinator to administer the work order system and for maintaining purchasing activities. This role requires strong organizational and communication skills. They will also play a crucial role in ensuring that maintenance tasks are completed efficiently and safely, often working with maintenance teams, vendors and other stakeholders.

Key Responsibilities:

Creating, tracking, and managing work orders for maintenance requests, repairs, and preventative maintenance.

Determines the nature of work orders and separates emergency, urgent and general or routine work orders based on urgency and operational needs and ensuring timely completion.

Managing parts and materials, ensuring adequate stock levels, and processes approved purchase requisitions for materials and services used by Maintenance staff and maintains inventory control in accordance with Agency policies and procedures.

Maintain accurate records of maintenance activities, vendor files, vendor registers, qualified bidder lists, generating reports, and analyzing data to identify areas for improvement.

Schedules and tracks maintenance of vehicles and equipment.

Solicits competitive quotes from vendors obtaining price, availability, and delivery schedules, requisition tools, equipment and parts and provides for rental and repair as needed.

Qualifications:

High School Diploma or GED equivalent.

Ability to manage multiple tasks, prioritize effectively, and meet deadlines.

Good knowledge of methods and procedures used in stockroom and inventory control.

Good knowledge of parts, supplies, and materials relative to Agency needs.

Considerable skills in operating computer equipment, applicable Agency software, and general office equipment.

Excellent written and verbal communication skills for interacting with residents, vendors and various stakeholders with unfailing courtesy, attentiveness, and professionalism.

Ability to pass a background check and drug test.

Must have a valid driver’s license and good driving record and is insurable by Housing Authority insurance carrier.

Ability to be covered under the Agency’s fidelity bond.

ROSS (Resident Opportunity Self Sufficiency) Coordinator

The Housing Authority of the City of Bloomington is seeking a highly qualified and motivated individual to serve as the ROSS (Resident Opportunity Self-Sufficiency) Coordinator in the Resident Services Department.

Key Responsibilities: This candidate will be responsible for coordinating and delivering a broad range of counseling and referral services for low-income Public Housing participants in the ROSS Program. They will also be responsible for performing a variety of professional and technical tasks in the assessment of participant needs, the coordination of support service providers, and for monitoring the provisions of program services. The appropriate candidate will also participate in counseling in life skills areas including parenting, employment, education, financial management, public assistance, nutrition, etc., and educating participants regarding how to access resources.

Qualifications: Bachelor’s degree from an accredited college or university in Social Science, Human Services, Counseling or closely related field and a minimum of three (3) years of experience working with the disabled population, preferably within a complex service-oriented organization. An equivalent combination of education and experience may be considered. Experience in HUD grant writing and case management preferred.
